Orange County housing is mostly post-1980 master-planned development, with concrete and clay tile dominant in Irvine, Newport Beach, Mission Viejo, Aliso Viejo, and the Lake Forest corridor. Irvine's tract-by-tract HOA structure, with separate associations for Northwood, Woodbridge, Turtle Rock, Quail Hill, Portola Springs, Great Park, Stonegate, and Westpark, means design review is granular. Coastal homes in Newport Beach, Laguna Beach, and Huntington Beach carry marine air corrosion concerns, with module frame marine-grade specs becoming standard within about a mile of the ocean. The typical job is a 24-to-40-panel array on a clay or concrete tile roof where the underlayment is 25-30 years old. Coastal jobs in Newport, Corona del Mar, and Laguna get marine-grade reinstall hardware as standard. Because NEM 3.0 reset re-interconnections can trigger a transition off legacy NEM 2.0 rates, we keep the reinstall scope identical to the original interconnection wherever possible. Solar-ready new builds in Great Park and Portola Springs are starting to age into their first reset cycle.
