Avondale is mostly residential subdivisions north and south of I-10, with a population in the high 80,000s. Garden Lakes, sitting between Loop 101 and I-10, is one of the older master plans in the West Valley with two scenic lakes at its center and roughly 3,200 homes. Coldwater Springs is a newer golf-course community in central Avondale with about 17,800 residents and a younger, family-skewing demographic. Most Avondale housing was built between 1995 and 2010, with composition shingle and concrete tile in roughly equal measure, smaller lots than Goodyear, and HOAs that range from light to moderately strict. Phoenix Raceway sits on the southern edge, and PIR weekends shape route planning a few times a year.

Garden Lakes is a notable exception with older underlayment cycles starting to hit. The waterfront homes around Garden Lakes' two lakes have unique cosmetic constraints because the lakefront views are part of property value, so we coordinate panel layout carefully on those resets. Coldwater Springs jobs run newer with smaller arrays and faster turnaround. We also see a steady stream of bird-guard installs near the lakes where panel-array pigeon nesting is more common.
