Surprise is two cities at once: a Sun City Grand retirement community of about 13,000 residents and a younger family corridor pushing west toward Wittmann.

Sun City Grand sits at the heart of older Surprise. About 13,000 residents, median age 55, mostly homes built in the early 2000s, and a strong representation of fixed-income retirees. Solar penetration in Sun City Grand has been climbing because predictable energy costs matter more on a fixed income. North and west of Sun City Grand, Marley Park and the newer Surprise Farms developments skew much younger, with 30-something families and homes in the $350,000 to $500,000 range. Surprise gained over 24,000 residents from 2020 to 2024 per US Census data, second only to Phoenix in raw growth, and that family-corridor expansion is what has been driving most of our recent solar reroof volume.
Surprise work splits along the same demographic line. Sun City Grand jobs are typically smaller 12-to-22-panel arrays on tile roofs built between 2000 and 2008, where the homeowner is on a fixed income and wants the roof done before APS rates climb again. Marley Park and the corridor along Bell Road and Greenway are larger 24-to-36-panel arrays on newer tile, often where the array was added in 2017-2021 and the underlayment has caught up faster than the panels. We coordinate carefully with the Sun City Grand HOA office because their architectural review is unusually fast but unusually strict on aesthetics.
