Local context

Phoenix housing splits into very different roof problems by neighborhood. Arcadia and the Biltmore corridor lean on 1950s-1970s ranch homes with low-slope sections, often a mix of clay tile or legacy shingles over flat-roof modified bitumen. Ahwatukee, sitting at the base of South Mountain, is overwhelmingly concrete tile from the 1980s and 1990s build-out and is now firmly in the underlayment-replacement window. North Phoenix and Desert Ridge skew newer, with Eagle and Hanson tile on tract homes from the 2000s onward and a known hail corridor that drives recurring storm-claim work. Historic districts like Willo, Encanto-Palmcroft, and Coronado layer Historic Preservation Office review on top of any reroof, which slows everything down.

What we do here

Phoenix is our home base, and the job mix reflects that. A heavy share of the work in 85016, 85018, 85028, and 85048 is tile detach and reset on homes built between 1995 and 2008 where the tile is still fine but the underlayment is shot. We see a lot of two-story Ahwatukee homes with 28-to-40-panel arrays from the early SRP and APS solar boom, and those resets have to be careful with original Quick Mount or IronRidge TileMount flashings that have already been on the roof for a decade. Central Phoenix mid-century homes with foam roofs sitting underneath partial arrays are a different scope: the foam recoat plus partial panel reset gets sequenced together so the homeowner is not without a roof in monsoon season.
