Gilbert's master-planned community lineup is unusually deep. Power Ranch is a 1,400-acre DMB community in south Gilbert with 11 distinct sub-neighborhoods and over 26 miles of trails. Val Vista Lakes, established in 1986, was one of the East Valley's first lake communities and now carries about 2,700 households around a 76-acre interconnected lake system. Seville is the upscale golf-oriented community on the southeast edge built around the Seville Golf and Country Club, with Mediterranean facades and stricter architectural review. Layton Lakes, Morrison Ranch, and Agritopia round out the mix. Gilbert sees roughly 330 days of sun per year per published town data, and rooftop solar adoption tracks accordingly.
Gilbert work is heavy on Power Ranch and Seville tile resets, where 30-plus-panel arrays sit on tile roofs built in the early to mid 2000s. Val Vista Lakes work is older still, with some original 1980s tile finally aging out. Layton Lakes and Morrison Ranch jobs are newer and tend to be smaller scope, often a partial array reset rather than a full 40-panel removal. Agritopia is a wildcard with mixed roof types and unusual lot orientations because of its agricultural-overlay design. Across all of it, HOA design review is the standard, not the exception.
