Peoria is mostly Vistancia these days, plus the older neighborhoods south of Bell Road that remind you Peoria has been here a lot longer than the master plans suggest.

Vistancia is the dominant master plan in Peoria, sitting at the base of the northern mountains. Its population more than tripled between 2010 and 2020, and the community now spans The Village (the original 2004 build-out), Trilogy at Vistancia (a guard-gated 55-plus area with about 5,000 residents and the Trilogy Golf Club), Blackstone (guard-gated, fairway lots, larger homes), and Northpointe (next to a 1,000-acre mountain preserve). Roofs across Vistancia are predominantly concrete tile in Southwestern profiles. South of the 101, central Peoria runs older with 1980s and 1990s shingle and tile, and Old Town Peoria carries some genuinely old housing stock that does not appear in the master-plan demographics at all.
Peoria work splits roughly between Vistancia and not-Vistancia. Inside Vistancia, the typical job is a 24-to-36-panel tile reset on a home built between 2005 and 2015, often coordinated through a property manager because Trilogy especially has a high seasonal-occupancy rate. Blackstone homes run larger, sometimes 40-plus-panel arrays. South of the 101, Peoria looks more like Glendale: older shingle reroofs, smaller arrays, faster turnaround. We also handle a steady stream of bird-guard installs in Vistancia where the HOA has gotten serious about pigeon nesting under panel arrays.
Peoria partner roofers overlap heavily with the Glendale pool. Several Northwest Valley CR-42 shops have deep Vistancia portfolios, and we slot our schedule against theirs. The Vistancia ARC turnaround is one of the more predictable in the West Valley, which is why we can quote firm dates more readily here than in some of the older central Peoria HOAs.
Peoria runs zip codes 85345 in central Peoria, 85381-85383 in newer northern neighborhoods, and 85345 in older central areas. Vistancia anchors the 85383 corner. Lake Pleasant Regional Park, the Peoria Sports Complex (spring training home to the Mariners and Padres), and the Loop 303 are the main Peoria landmarks our routes key off. Schools span Peoria Unified and Deer Valley Unified.
